Urbanove - Advice in the development and leasing of the Shopping Center Project Au Fil de L’eau in Verviers

The Challenge

Our client aims to develop a new shopping center of ± 29,000 sq m  in the heart of Verviers, a city where is a lack in qualitative commercial offer. 

Our role is the following:

  • Advising our client on the ideal layout of the project, the best commercial mix and the rent level given the nature of the city in which the project will be developed;
  • Leasing the complete shopping center which consists of ± 80 stores spread over 2 levels. 

The Solution

First of all, we did a big work on the optimal division of the total surface of the Shopping Center.
Secondly, we determined what was the optimal rent roll based on the current economic situation, the demand for the city and the existing situation.

Finally, we determined the ideal commercial mix for the shopping center, in accordance with the existing commercial mix of the city and the characteristics of the potential clients of the shopping center, started the negotiation with the potential tenants and already signed with some of them.

The Results

The opening of the project is planned for 2016 and in 2013, the year for the start of the works we need to have already let ± 60% of the shopping center. The interest for the project is there and we are confident that it will be fully let by opening.
