Pylos - Retail & office valuation : 5 properties
In winter 2011, our client Pylos had plans to acquire 5 mixed properties (Retail, office and Residential) for redevelopment. The properties were located in the city centre of Luxembourg.
The purpose of the valuation was for financing.
A detailed visit of the properties was put in place in order to assess the current value and the potential after redevelopment.
We analyzed the market for each of the 3 sectors (Retail, Office and Residential) and provided Pylos with different scenarios. (Sale per unit or by block, types of refurbishment, etc)
Different scenarios gave different values. Those results helped Pylos in their decision on how to best redevelop the properties and present their case to the Banks.
Despite the short timing, the final reports were delivered 2 weeks after the start of the assignment as requested.
Pylos was able to proceed with the deal.
